A general contractor is the contractor with overall responsibility for the construction, improvement, or renovation of a project and that responsibility is to the owner and the owner’s architect.
The general contractor is the person or entity who hires all of the subcontractors and suppliers for a project. Ultimately we are also an entity that is capable of performing construction work as a contractor with overall responsibility for the satisfactory completion of a project using its own forces to perform or supervise part of the work.
We are committed to running your project smoothly and efficiently. The general contractor is THE onsite manager for the architect and the owner and is responsible for managing time and cost.
When hiring a General Contractor be sure that they are capable and successful in their recent histories. Our goal is to manage effectively to benefit all parties involved.
Being a construction manager demands organization, attention to detail, the ability to see the “big picture,” and an understanding of all facets of the construction process, usually acquired through experience.
A construction manager is the intermediary between his clients and workers, the architect and their subcontractors, and between the project and any regulatory personnel. The wide range of responsibilities that the construction manager faces means that they should have a wide variety of skills and knowledge, including building codes, standard construction techniques, blueprint reading, budgeting, and purchasing.
The most underrated skill a construction manager needs is the ability to convince and persuade. Our job is to make others do “their” job better and with this in mind, we will use our skills and knowledge to lead your project from beginning to end.
Design-build is a project delivery system used frequently in the construction industry. It is a method to deliver a project in which the design and construction services are contracted by a single entity known as the design–builder.
CIB will be your single point of responsibility contract and will minimize risks for the project owner and reduce the delivery schedule by overlapping the design phase and construction phase of a project. This single-point responsibility carries the clearest contractual remedies for the clients because the Design-builder contractor will be responsible for all of the work on the project, regardless of the nature of the fault. In today’s world, the design build process is quickly becoming the preferred method for owners as the design team affords them opportunities to quickly change directions and save dollars.
Should the owner decide to make additions or delete some portion of the project then this can happen very quickly using the design-build method. Maybe the owner wants to make additions but wants to verify cost before proceeding and this can be achieved very fast by contacting the design team at CIB.
The cost could create a situation where the owner needs to spare dollars on one portion of the project in order to spend on another area. The design-build contractor can shift those dollars by effectively finding new materials for both areas and delivering a cost prior to making costly decisions.
